Are you licensed to manage rental properties in Texas?
Yes. Heart Property Management operates in full compliance with Texas real estate laws and regulations. Our Texas operations are conducted under a licensed real estate broker and are registered with the Texas Real Estate Commission (TREC). Our brokerage license number is 9011507. -
Are you insured?
Yes. We carry comprehensive insurance coverage, including general liability insurance, errors and omissions (E&O) insurance, and workers’ compensation coverage. This protects both property owners and residents and provides an additional layer of risk management. -

How are maintenance requests handled?
Residents submit maintenance requests through their secure online resident portal, where they can include detailed descriptions, photos, and videos. Requests are tracked in real time and assigned to licensed and insured local vendors. This streamlined process allows for faster response times, clear documentation, and quality repairs. -
When do residents pay rent?
Rent is due on the 1st of each month, as outlined in the lease agreement. Payments are made electronically through the resident portal, improving on-time payment rates and allowing us to monitor rent activity closely. -
How much is the security deposit?
The standard security deposit is equal to one month’s rent. Additional deposits may be required for pets or other risk-related factors, as permitted by applicable laws and lease terms. -
How do you determine rental pricing?
We conduct a comprehensive rental market analysis using real-time market data, comparable properties, neighborhood trends, and local demand. This ensures your property is competitively priced to minimize vacancy while maximizing rental income. -
How do you screen tenants?
Our tenant screening process includes credit evaluation, income and employment verification, debt-to-income analysis, eviction history review, criminal background screening (in compliance with fair housing laws), and prior landlord references. We take a holistic approach rather than relying solely on a credit score. -
How quickly can you rent my property?
Time on market varies based on pricing, condition, location, and seasonality. Our goal is always to reduce vacancy while prioritizing tenant quality. Properties that are priced correctly and well-maintained typically lease faster. -
Do I have final approval on tenants?
Yes. Owners may choose to receive application summaries and provide final approval before a lease is executed, depending on their management agreement preferences. -
How do I receive my rental income?
Rental proceeds are deposited directly into your bank account via ACH. Detailed owner statements documenting all income and expenses are available through your secure online owner portal. -
How often will I receive financial reports?
Owners receive monthly financial statements, along with year-end summaries and tax documents such as Form 1099s when applicable. All reports are accessible 24/7 through the owner portal. -
What happens if a tenant stops paying rent?
If rent becomes delinquent, we follow a structured enforcement process that includes notices, late fees, and communication with the tenant. If necessary, we manage the eviction process professionally and in compliance with Texas law, then work quickly to re-rent the property. -
How do you handle emergencies after hours?
We provide 24/7 maintenance coverage for emergencies, including nights, weekends, and holidays. Urgent issues are addressed immediately to protect the property and ensure resident safety. -
Can I access my account online?
Yes. Owners have secure, online access to their account at all times. Through the owner portal, you can view financial reports, maintenance activity, invoices, and transaction history. -
